Los Angeles Multi-Family

Currently in the construction documentation stage, the project features over 100 residences in seven buildings, arranged in multiple three-story buildings, distributed across a podium deck covering an above grade parking garage. The property will feature a pool, amenities building, and is targeted toward providing housing for USC students.

The apartments feature VRF, multi-split system air conditioning and water sub-metering. The apartments are served with central domestic hot water boilers and domestic water booster pumps. There is an extensive stormwater mitigation system to handle drainage from the large roof and podium square footage.

Cosmetics Factory

This cosmetic manufacturing tenant improvement in Southern California mixes, molds, packages, and ships cosmetic products all over the world. The +120,000 square foot facility features steam heated equipment, compressed air, dust collection, vacuum systems, medium pressure gas, a new electrical service, offices, laboratories, shipping/receiving, cafeteria, and locker rooms. LRA provided complete MEP engineering for the tenant improvement.

Adept Fasteners

Over 100,000 square feet, the Adept Fasteners headquarters features conditioned warehouse space, inspection areas, office space, emergency backup power, VRF systems, and digital lighting control system.

Adept Fasteners supplies aircraft fasteners to Boeing and Airbus, among others. The warehouse area of the facility required special consideration with respect to HVAC. The weighing of parts uses scales so sensitive that even a light draft would skew the measurements.

Kaiser Permanente, North Hollywood

LRA is proud to be part of ongoing improvements at Kaiser Permanente’s North Hollywood campus. We have provided design and engineering services for:

• Central UPS - 500kVA central uninterruptible power system. The project involved intercept of incoming generator feed, connection to existing normal power bus duct to provide full UPS, emergency backup of entire building. Work was carefully planned and phased to minimize temp power (required for critical temperature-controlled facilities).

• Laboratory Expansions - Upgrade and replacement of automated sample processing lines, laboratory waste, DOAS for laboratories.

• IT Upgrades - Building-wide upgrades to cabling, tel/data rooms, server room cooling, local UPS.

• Specimen Processing - Upgrade and replacement of automated specimen processing line.

• Survey & Assessment - Campus-wide MEP survey and narrative describing the existing HVAC, electrical distribution, and laboratory piping systems with recommendations.

Halstead Condominiums

Currently in the early stages of construction, LRA provided complete MEP engineering services on this condo development in Pasadena. This project is one of several we have completed with Arroyo Seco Development Group, whose projects include retail shopping centers, multi-family and mixed use real estate projects in the Western United States. The design team was led by Onyx Architects, the architect of record.
